Hammocks Residents,
We wanted to make you aware of important changes for 2026 and beyond. These changes will impact the quarterly dues paid by ALL owners. (Please read carefully!!)
What's Changing and Why?
After a recent review with our legal counsel, it was determined that to in order to be in compliance with our legal governing documents, changes are required regarding waste disposal for non-garage units. As such, the cost for waste removal (the compactor) must be charged only to non-garage units within our community.
Currently, all garage units pay $510.77 annually in non-ad valorem taxes for trash collection and disposal. Non-garage units do not pay this tax as curbside collection is not offered by Hillsborough County, yet garage units had been sharing the cost of the compactor.
How does this impact me?
Going forward, all waste removal costs associated with the compactor will be borne by non-garage units exclusively, meaning the cost of the compactor will go from being split amongst 500 units down to 146. Additionally, ONLY non-garage units will be permitted to utilize the compactor for waste disposal. Garage units WILL NOT be allowed to use the compactor moving forward. This will be strictly enforced to ensure fairness.
Exclusively based on these changes, Quarterly dues will be changing as follows:
Garage Units (both one and two car) - $700 quarterly***
Non-garage Units - $800 quarterly***
***These changes will take effect January 1st 2026!!
Future Improvements
The Board acknowledges the dumping issues and the inconvenience of non-garage units having to manually take their trash to the compactor. Furthermore, the board intends to begin valet trash removal service for to all non-garage units, effective February 1st, or sooner at no further increases to their HOA fees. A trash valet service will go door-to-door and pick up trash/recycling from designated cans and properly dispose of the trash, several (4-5) days a week. This gives homeowners of non-garage units trash pickup without the need to use the compactor directly.
Additional information and details will be provided soon. Once valet collection has begun, the compactor area will be locked and residents will no longer have direct access to the compactor. ONLY Waste Management and the valet service will be provided with access.
Oversized items will not be accepted by the valet service. We as a board will be providing a list of vendors to call for such item removal. ALL Residents remain responsible for removal of large items and violators caught improperly dumping items will continue to incur charges, up to $500 per item, for removal.
The board is also looking to better utilizing the space around the compactor area to support the community’s needs. More will be shared as developments unfold.
